TruLot Direct is not a lender, manufacturer, installer, contractor, real estate brokerage, legal advisor, tax advisor, or financial advisor.

3. Home Listings & Inventory

Home models, floor plans, dimensions, renderings, images, specifications, availability, promotions, and incentives may change without notice.

Images may depict upgrades, options, or features not included in base pricing.

We do not guarantee availability of any particular home model.

4. Pricing Disclaimer

Prices displayed are estimated starting prices only.

Actual pricing may vary based on:

• Manufacturer pricing
• Home options
• Delivery location
• Site preparation
• Permits
• Utility connections
• Installation requirements
• Financing terms
• Taxes
• Insurance

No pricing displayed on the website constitutes a binding offer.

Price-Beat Guarantee — "We'll Beat Any Comparable Quote"

TruLot Direct may advertise that it will beat any comparable quote on a manufactured home. For this guarantee to apply, all of the following conditions must be met:

• The competing quote must be for the same manufacturer, model, model number, series, dimensions, and substantially identical specifications and options as the home quoted by TruLot Direct.
• The competing quote must be a real, verifiable, written offer from a licensed manufactured home dealer or retailer, dated within thirty (30) days of submission to TruLot Direct.
• The competing quote must be provided to TruLot Direct in full, including the dealer name, contact information, itemized pricing, and all applicable fees, taxes, delivery, and installation charges, so that a true apples-to-apples comparison can be made.
• The competing quote must be for a home available for purchase in the same geographic market and delivery area as the TruLot Direct quote.
• Quotes that are advertised, promotional, clearance, distressed, demo, used, previously sold, below dealer cost, contingent on financing or land purchase through the competing dealer, or otherwise not a bona fide offer to sell are not eligible.

TruLot Direct reserves the right to verify any competing quote directly with the issuing dealer before honoring the guarantee. The price-beat guarantee applies only to the base home price of a comparable home and does not apply to delivery, installation, site work, permits, taxes, financing, or other third-party services.

TruLot Direct, in its sole discretion, determines whether a quote is "comparable" and eligible under this guarantee. This guarantee does not constitute a binding offer or warranty and may be modified or discontinued at any time without notice.

5. Financing Disclaimer

TruLot Direct is not a lender.

We may refer consumers to third-party financing providers.

Financing approval, rates, terms, and loan availability are solely determined by the lender.

We make no guarantee regarding financing approval.

6. SMS / Text Messaging Terms

By providing your phone number and opting into communications:

• You consent to receive recurring automated text messages.
• Message frequency varies.
• Message and data rates may apply.
• Reply STOP to opt out.
• Reply HELP for assistance.
• Consent is not a condition of purchase.

Our messaging program operates in compliance with TCPA, CTIA, and A2P 10DLC requirements.

7. AI Communications & Call Recording

You acknowledge that communications may be:

for quality assurance, customer service, training, compliance, marketing, and operational purposes.

8. User Conduct

You agree not to:

• Submit false information
• Impersonate another person
• Violate applicable laws
• Interfere with website operations
• Upload malicious code
• Use bots or scraping tools without permission

We reserve the right to suspend or terminate access for violations.

9. Intellectual Property

All website content, including:

• Text
• Graphics
• Logos
• Images
• Designs
• Layouts
• Software

is owned by TruLot Partners LLC or its licensors.

Unauthorized use is prohibited.

10. No Guarantees

We do not guarantee:

• Home availability
• Pricing accuracy
• Financing approval
• Delivery timelines
• Installation timelines
• Manufacturer availability
• Transaction completion

Services are provided "AS IS" and "AS AVAILABLE."

11. Limitation of Liability

To the fullest extent permitted by law, TruLot Partners LLC, its affiliates, managers, employees, contractors, agents, and representatives shall not be liable for indirect, incidental, consequential, special, or punitive damages arising from your use of our website or services.

Total liability shall not exceed $100.00.

12. Indemnification

You agree to indemnify, defend, and hold harmless TruLot Partners LLC and its affiliates from any claims, damages, liabilities, losses, costs, or expenses arising from:

• Your use of our services
• Violation of these Terms
• Violation of law
• Information submitted by you

13. Third-Party Services

We may refer users to:

• Lenders

We do not control or guarantee third-party products or services.

16. Governing Law & Venue

These Terms shall be governed by Arizona law.

Any dispute shall be brought exclusively in state or federal courts located in Maricopa County, Arizona.

You consent to jurisdiction and venue in those courts.

17. Severability

If any provision is found unenforceable, the remaining provisions shall remain in effect.

18. Entire Agreement

These Terms and the Privacy Policy constitute the entire agreement between you and TruLot Direct.
